The One is a landmark residential development located at 1-29 Queens Bridge Street, Southbank. The

site overlooks the Yarra River at the gateway between Melbourne’s CBD and the Southbank arts and

entertainment precinct.

The project is centrally located within walking distance of the CBD, Southbank Promenade, Crown

Entertainment Complex, Melbourne Convention and Exhibition Centre, the National Gallery of Victoria,

Arts Centre Melbourne, parks, and gardens. Its location provides direct access to the riverfront and strong

connectivity to public transport and arterial roads.

The One will include a collection of luxury apartments, supported by a range of resident amenities across

multiple levels of the building. The development will integrate the historic Queens Bridge Hotel along with

restaurants and bars, forming part of the broader mixed-use offering. The project will also introduce a global

luxury hotel, the first in Australia.

The project has a strong physical and visual connection between the Melbourne CBD, the Yarra River, and the

Southbank precinct.

The One is a landmark mixed‑use development owned and delivered by PDG, located at 1-29 Queens Bridge

Street, Southbank. The project occupies one of Melbourne’s most prominent and historically significant sites

and will become a defining address at the junction of the CBD, the Yarra River and Southbank.

The development is designed by COX Architecture in collaboration with ODO, bringing together

internationally recognised expertise in architecture, interior design and urban placemaking. At its base will

be the historic Queens Bridge Hotel, a long‑standing social and cultural landmark which will be brought to

life with restaurants, bars and rooftop terrace overlooking the Yarra and the CBD.

The site will also introduce a new publicly accessible laneway, creating a direct pedestrian connection

between Queens Bridge Street and Freshwater Place, improving permeability and connectivity through

the precinct. The laneway will include a porte cochère for resident vehicles, taxis and ride-share drop-off

and pick-up.

A key component of the development is the introduction of a globally renowned luxury hotel brand, marking

its first presence in Australia. Residents of The One will have access to selected hotel services and amenities,

offering a level of convenience and lifestyle support typically reserved for international five‑star destinations.

Significant investment has been made to ensure privacy, security, and discretion for residents, with carefully

planned access points, lock up garages available, secure circulation and clear separation between residential,

hotel and public realms.
